There are many reasons that you may see a lot of these great deals set empty for so long:

* If they are pre-forclosure properties and not yet owned by the bank it may take the bank months to approve the short sale

* The banks are often backed up and it takes a long time for them to accept an offer

* It is harder for buyers to get the needed financing to purchase properties due to the stricter lending requirements

* Many investors are afraid to buy even though now is the best time to grab some great deals.

I hope this gives you some ideas as to why you may see a lot of great deals just sitting there.
