    Hi Greg –

    There are many reasons that you may see a lot of these great deals set empty for so long:

    * If they are pre-forclosure properties and not yet owned by the bank it may take the bank months to approve the short sale

    * The banks are often backed up and it takes a long time for them to accept an offer

    * It is harder for buyers to get the needed financing to purchase properties due to the stricter lending requirements

    * Many investors are afraid to buy even though now is the best time to grab some great deals.

    I hope this gives you some ideas as to why you may see a lot of great deals just sitting there.

    As a Modesto CA Contractor, I Recently did some Repairs on some Bank owned Homes Purchased by an LA Investor. After Bragging what a Profit he was making on Flipping Distressed Homes in the Valley, I Curiously Researched Listings of Bank Owned Homes
    & Noticed Very Low Prices (Compared to Comp. Sales) on the Homes Needing Some Minor
    Repair Work. The Homes I worked on were: 2 under 7500. in Repair cost, 1 only 4800.
    My Question is: “Why do these Investment Opportunities sit empty for so long?

    Great list! I’ve added it to my delicious bookmarks. Since you went to the effort of compiling this list, I thought I would help you extend it with some basic tips for investor using Cyberhomes.

    Here are a few:

    1.Start on the Cyberhomes homepage by adding a few of the tracking widgets. There you can Track a Home, Foreclosures, Homes for Sale, Neighborhoods and Schools. Activate by selecting a widget and entering the required details. Now each time you visit the Cyberhomes homepage you’ll see your customized dashboard with a current snapshot of the data.

    2.Use the advanced search to eliminate homes outside of your desired property characteristics.

    3.Print out a Property/Market Report for take-away. This report is found on any home’s detail page. Look right above the address on the black toolbar for the item titled “Report.” A few of the items we included in this report: comparable properties, neighborhood and local economic stats.

    4.Track current or potential investment properties by email with Cyberhomes Alerts. For this also visit any homes detail page and look above the address for the “Alert” button.
